This remodeled 1977 home in Holmes Point retains its original Northwest contemporary character while enhancing aesthetics and functionality with a remodeled kitchen, luxurious primary bath, and other updates.

Perched above Lake Washington in desirable Holmes Point, this 1977 Northwest contemporary home had good bones, but needed to be remodeled. The unique reverse floor plan, featuring living areas above and bedrooms below, was ideal for our clients and captured the views from the most frequently used spaces. The inefficiently designed kitchen that was located behind view blocking walls was reimagined to integrate seamlessly with the main living areas, offering panoramic views of Lake Washington and the Olympic Mountains. On the middle level, the cramped primary bathroom was transformed into a luxurious space, with a large double vanity, walk-in shower, and soaking tub, all adorned with high-end finishes. The central stair was reworked with new treads and risers and railings. Additionally, the home’s mechanical systems were updated to ensure optimal functionality and comfort, which is challenging in a 3 level home with open staircase. The exterior was refreshed with new siding and a new paint scheme. This thoughtful remodel brings the property up to date, enhancing both its aesthetics and practicality while maintaining its original Northwest Contemporary character.

Located on a street of historic homes in Capitol Hill, this 1,850 SF home built in 1922 has undergone a complete transformation. The interior finishes blend classic aesthetics with enduring durability, while the main level’s newly revised open floor plan offers modern conveniences. Key upgrades include a new powder room, redesigned stairs for a gracious transition to the dining area, and a revamped entry with coat storage. The dining room and living room locations were switched to provide better flow and furniture placement. Upstairs, one large bedroom was cleverly converted into two, and the bathrooms received a modern makeover. The basement now features a remodeled laundry room and ample storage space. The renovation was not just skin deep; it included a full replacement of mechanical systems, introducing both radiant heating and forced air conditioning. A commitment to sustainability is showcased with the addition of a large solar array and Tesla Powerwall batteries. The exterior shines brightly with a cheerful new color, completing this comprehensive renovation.

This elegant Four Square home was reimagined with a refined new layout, expanded upper levels, and thoughtful details that enhance its historic charm and functionality.

This stately Four Square home, set on a prominent corner lot in Capitol Hill, has been thoughtfully reimagined to enhance light, views, and indoor-outdoor connections. While the ground floor layout remained largely intact, the kitchen was completely transformed, and a new powder room was added. A redesigned staircase now flows seamlessly through all three levels. Upstairs, a new primary suite and two additional bathrooms modernize the second floor, while a reworked roofline on the third floor increases head height, making the space more functional with the addition of a small bath and laundry. Though the basement was previously remodeled, extensive structural updates were required to support the home’s improvements. Rich in detail, the interiors feature custom touches like a bespoke pantry armoire and salvaged pocket doors sourced from the East Coast, blending timeless character with thoughtful modern updates.

This project transformed a small Wallingford house by creating a flowing open space, enhancing natural light, and preserving historic details—all while maximizing the impact of the budget.

This project re-worked the living spaces of a small Wallingford house, turning a series of small, disconnected rooms into a single flowing space. At the rear of the house, a small 21 SF addition was the only space added, but renovating the kitchen and opening it up to the rear deck using a folding Nanawall system and pass-through counter completely changed the feel of the space. The dining room was opened up and raised with a dramatic tray ceiling. At the living room and entry, we brought light in from the under-utilized south facing attic window by creating a lightwell, while preserving the historic look of the rooms ceiling by creating flying coffers continuous over the space. Modernizing the basement bathroom completed the transformation. By focusing on the living spaces and limiting the areas work was done in, we let the owner focus their budget to the greatest effect possible.

This project in Woodinville features a remodeled kitchen with a 70 SF extension, a folding Nanawall door/window system, and a sculptural Balthaup Island, along with a primary bathroom that includes a sleek, curbless shower and unified glass structure, all enhanced by warm walnut cabinetry.

Nestled on just over an acre in the serene setting of Woodinville and under King County jurisdiction, this project incorporates a kitchen and primary bathroom remodel. To enhance the kitchen’s functionality and aesthetics, we added a 70 SF extension, eliminating an awkward angle and integrating a folding Nanawall door/window system. This feature seamlessly connects the kitchen to the rear yard, inviting the outdoors in, and allows outdoor bar seating along one wall of the kitchen. A striking Balthaup Island, featuring a Gaggenau cooktop, serves as the kitchen’s sculptural centerpiece. Catering to the homeowners’ passion for wine, a wine bar and ample wine storage were thoughtfully added. The white painted cabinetry ensures the space feels open and airy, while walnut accents infuse warmth and richness. In the primary bathroom, a sleek, curbless shower and a water closet are enclosed within a unified glass structure, lending a touch of contemporary elegance and a clean aesthetic. Walnut cabinetry adds a warm, inviting touch to this refined space.

This small home in Ballard maximizes space with an open-plan design, vaulted ceilings, and seamless indoor-outdoor flow, creating a sense of expansiveness despite its 1,750 SF size.

This small home in the heart of Seattle’s Ballard neighborhood puts everything needed for living and entertaining together in a way that belies its size. A targeted 250 SF addition and interior remodel allowed the kitchen, living, dining and office to be located together in open plan. The great room has vaulted ceilings and glazing on the entire south façade, catching as much winter sun as possible. In good weather, a folding Nanawall allows the kitchen and dining to be completely opened up to the large backyard deck and yard beyond. Recognizing the dense nature of the corner lot, the design is selective about window placement on the front and sides, while creating a strong connection to the private backyard as an amenity that extends the living space out and makes the finished house feel much larger than its 1,750 SF.

A 365 SF addition was added to this charming 1928 brick Tudor located in a peat settlement zone of Seattle.

Nestled between Interlaken Park and Montlake Playground, this charming 1928 brick Tudor originally stood on land once part of Lake Washington, which was later filled in. As a result, the area was classified by the City as a Peat Settlement Zone due to its poor soil quality, causing the house to tilt several inches over the years. After consulting with our geotechnical engineer, we confirmed that while the house had settled, it had stabilized. The geotechnical engineer recommended that any additions to the house be designed with a standard foundation to ensure the entire structure would move in unison during an earthquake.

To enhance the home, we added a small extension to the front, featuring a revised staircase, a new front entry and powder room, and an updated primary bathroom on the second floor. This addition was designed in the Tudor style to complement the original architecture but was clad in stucco with wood detailing, since matching the original brick would have been both difficult and undesirable due to its weight.

Inside, the living spaces were opened up, incorporating thoughtful detailing to maintain the true Tudor aesthetic.

This 1926 Ballard home was refreshed with a light-filled kitchen remodel that improves backyard access, and a reimagined primary bath that maximizes space under sloping rooflines.

The owners of this charming 1926 Ballard home wanted to modernize the primary bathroom and remodel the kitchen. We started by opening up the kitchen to the dining room. Additional windows and doors allow for better access to the back yard – a common problem in these old homes – and enhanced the connection to the revised deck.  A striking sculptural kitchen hood became the focal point when flanked by south facing  windows that bathe the kitchen with natural light. By minimizing upper cabinets, the design remains open, light, and airy, with ample storage provided by lower cabinets, a tall pantry, and a large island.  Upstairs, we reimagined the bathroom layout to work with the sloping rooflines. A fresh palette of materials with pops of color brings a clean and vibrant feel, harmonizing with the home’s historic charm.

This project transformed a typical ranch-style home by adding a second-story primary suite and fully renovating the ground level.

This project upgraded a very typical ranch-style home with a second story primary suite addition, as well as a gut renovation of the existing ground level. We were able to create an open great room space the entire depth of the house, as well as a new backyard patio adjacent expanding this living area. The second story addition of a primary suite, whose bedroom was also focused toward the expansive backyard, was placed above the great room, allowing us to preserve some of the existing roofline, as well as the existing foundations while completely transforming the look and function of the house.
